Almaden Valley

South San Jose's premier suburban neighborhood. Newer construction (mostly 1980s–2000s), excellent schools (Simonds, Bret Harte, Leland), and proximity to Almaden Quicksilver County Park. Median home price in 2026 is approximately $1.85M. Family buyers dominate this market.

Rose Garden

Historic neighborhood near the Municipal Rose Garden, just west of downtown. Beautiful early-20th-century homes, walkable to Santana Row and Valley Fair. Median home price in 2026 is approximately $2.1M. Premium market for buyers who want charm and centrality.

Cambrian

South San Jose, near the Los Gatos border. Strong schools (Fischer, Leigh, Branham), a tight-knit community feel, and good access to highways 85 and 17. Median home price in 2026 is approximately $1.7M. Consistently one of the most stable markets in the city.

Evergreen

East San Jose's largest residential area, with a mix of original 1960s–1970s homes and newer developments. More space per dollar than Willow Glen or Almaden. Median home price in 2026 is approximately $1.4M. Strong value play for buyers who want yards and schools.

Berryessa

North San Jose, BART-adjacent, and one of the most diverse neighborhoods in the city. A mix of older ranch homes and newer townhouse developments. Median home price in 2026 is approximately $1.3M. The Berryessa BART extension has made this a magnet for commuters.

Schools and transit

San Jose is served by a mix of public and private schools. The highest-rated public school districts include Los Gatos-Saratoga Joint Union High, Campbell Union High, and San Jose Unified (with strong pockets like Willow Glen, Merritt Trace, and Pioneer). For private options, Bellarmine College Prep, Harker, and Presentation are perennial standouts.

Transit is improving. VTA light rail runs through the city, BART now connects Berryessa and Milpitas to the broader Bay Area, and Caltrain runs through Diridon Station. The Diridon Station redevelopment project will reshape downtown transit over the next decade.

Lifestyle

San Jose is the largest city in Northern California, but it doesn't feel like a big city. You can hit the Pacific in 45 minutes, hit the snow in two hours, and walk through a redwood forest after lunch. The food scene is exceptional — Vietnamese in Story Road, Mexican in East San Jose, Japanese in Japantown, and a growing craft beer and coffee scene downtown. The Sharks play at SAP Center. The Giants play 50 minutes away. The weather is famously mild.
