Berryessa is the residential district in north San Jose, bounded roughly by McKee Road on the south, the Coyote Creek corridor on the east, and the Berryessa BART station on the north. The neighborhood is bisected by major commute routes: Interstate 680 runs north-south through the western edge, and US-101 is accessible just west via the Mabury Road connector.
The Berryessa BART extension, which opened in 2020, transformed the commute calculus. The Berryessa Transit Center connects to BART's regional network, providing direct service to San Francisco, Oakland, and the broader Bay Area. The architecture
Berryessa's housing stock divides into three distinct segments. The original 1950s-1970s ranch homes form the bulk of the older inventory: single-story, 1,000-1,500 sq ft, on 5,000-7,000 sq ft lots. The 1980s-1990s brought a wave of two-story tract homes with more modern floor plans. The most recent wave, from the 2010s onward, is townhouse and condominium development, often in small clusters near the BART station.
The mix creates multiple entry points. First-time buyers can find townhouses or condos in the $700K-$900K range near BART. Move-up buyers can find original ranch homes in the $1.2M-$1.5M range, often with renovation potential. Buyers who want newer construction can find 2000s-era two-story homes in the $1.4M-$1.7M range. All three paths require different due diligence, but the inventory is broad enough to support them.
Schools
Berryessa is in the Berryessa Union School District for K-8 and the East Side Union High School District for secondary education. Elementary feeders include Brooktree, Cherrywood, and other Berryessa schools, with mixed ratings depending on the specific address. The middle and high school paths run through Sierramont (middle) and Independence or Piedmont Hills (high), depending on the boundary.

BART and commute access

For commuters who work in SF or Oakland, this is a game-changing transit option that didn't exist 5 years ago.
Driving commute access is also strong. Interstate 680 runs north-south through the neighborhood, connecting to Milpitas, Fremont, and the East Bay. US-101 is accessible via the Mabury Road connector to the west. Local employers at North First Street (Cisco, Samsung, and others) are reachable in 10-15 minutes. Downtown San Jose is 15-20 minutes south.
The market in 2026
Berryessa's median sale price is approximately $1.3M as of mid-2026, with the bulk of activity in the $1.1M-$1.6M band for single-family homes. Townhouses and condos near BART trade lower, in the $700K-$1.0M range. Inventory is more available than in the premium neighborhoods, which gives buyers meaningful selection.
Within Berryessa, prices vary by sub-segment. The newer townhouse developments near BART command a premium for transit access. The original ranch homes offer value but typically require renovation. The 1990s-era two-story homes are often the sweet spot for buyers who want move-in condition without the premium of the newer construction.
