Where Cambrian sits
Cambrian is the residential district that runs along the southern edge of San Jose, between Willow Glen and the Los Gatos border. The neighborhood roughly follows Union Avenue and Camden Avenue as its commercial spines, with the residential streets spreading out from there. To the north is Willow Glen. To the west is the highway corridor (Highway 85 and Highway 17) that runs toward the Santa Cruz Mountains. The 95124 zip code covers most of it.
The Los Gatos adjacency is meaningful. Los Gatos is one of the most expensive markets in the Bay Area, and Cambrian sits just below it. Buyers who can't quite afford Los Gatos often end up in Cambrian, attracted by similar school quality and proximity at a meaningful price discount. The flow goes both directions too: Los Gatos buyers sometimes prefer Cambrian's newer tract stock over Los Gatos's older homes.
The architecture
Cambrian's housing stock is dominated by mid-century ranch homes from the 1950s and 1960s, often expanded with later additions. The original homes were tract-built, with the standard post-war floor plans: three bedrooms, one or two baths, a single-story layout, and a detached garage. Many have been renovated with open kitchen-family rooms, primary suite additions, and second-story expansions to fit modern family needs.
There is essentially no original 1920s-1940s architecture here. Buyers who value historic character should look at Willow Glen or Rose Garden instead. Buyers who want a solid mid-century home on a typical 6,000-8,000 sq ft lot with room to renovate will find Cambrian's stock matches their preferences. The renovation-ready character is part of why prices tend to be firm: buyers can see the upside.
Schools
Cambrian is in the Campbell Union High School District for secondary education and the Cambrian School District for K-8. The elementary feeders include Fischer, Stratford, and other Cambrian schools, all of which are consistently rated well above average. The middle and high school path runs through Price (middle) and Leigh or Branham (high), both well-regarded. Branham in particular has built a strong reputation in recent years.
For buyers with school-age kids, the school boundary is the first thing to verify on any specific address. The Cambrian School District boundary lines don't always align with intuition, and the difference between Fischer and a less-rated school two blocks away can be material to long-term resale.
Commute and access
Cambrian's commute access is one of its strongest selling points for Peninsula workers. Highway 85 runs east-west through the neighborhood, connecting to Highway 17 (toward Santa Cruz) and Interstate 280 (toward San Francisco). The 280 on-ramp at Camden Avenue or Union Avenue puts Apple, Google, Meta, and other Peninsula employers within 20-35 minutes depending on traffic. South Bay commuters reach North San Jose via 85-to-101 in roughly 25-40 minutes.
VTA light rail runs along the Highway 85 corridor with stations near Camden and Union. The Winchester light rail station provides direct access into downtown San Jose. Caltrain and Capitol Corridor are accessible via Diridon Station, roughly 15 minutes east by car or light rail.
The market in 2026
Cambrian is one of the most stable markets in San Jose. Median sale price is approximately $1.7M as of mid-2026, with the bulk of activity in the $1.5M-$2.0M band. Inventory has loosened modestly, but well-priced homes still move in 2-4 weeks. The price-per-square-foot is consistent across the neighborhood, with limited premium pockets because the architecture is fairly uniform.
The market is essentially a family-buyer market. Few investors or speculative buyers target Cambrian because the inventory doesn't lend itself to flips; the homes are solid but require significant renovation to move price. Most transactions are direct family-to-family sales, and the schools are the dominant driver of demand.
Who buys here
Family buyers dominate. The combination of schools, mid-century architecture, and Peninsula commute access draws families who work at major tech employers and want to plant roots. Most buyers are moving up from a starter home elsewhere in San Jose or relocating from another major metro for the school quality. Equity compensation is the dominant funding source.
The crypto-funded buyer segment is lower here than in Willow Glen or Rose Garden, but not absent. Some Cambrian buyers hold BTC or ETH as part of their net worth alongside equity comp, and the same source-of-funds and mortgage considerations apply. The agent's job is the same in either case: assemble the documentation packet before the title company asks.
What to know before you buy
The renovation question is the biggest variable. Many Cambrian homes are mid-century originals that have been updated over time, but a meaningful share are still in largely original condition. Buyers should plan for either: (a) a renovation budget of $200K-$500K depending on scope, or (b) a willingness to pay a premium for a turnkey renovated property. The fully-renovated Cambrian homes command a 15-25% premium over comparable unrenovated ones.
If you're comparing Cambrian to Almaden Valley, the main trade-off is school consistency vs. lot size. Cambrian wins on stable, predictable school ratings; Almaden wins on newer construction and bigger lots. Both are family-buyer markets with similar pricing. The right answer depends on whether you prioritize school continuity or move-in condition.
